If you live between Herndon and Nees, the story of your neighborhood this summer isn't the marquee openings. It's who owns them. The corridor from Fig Garden Village up through River Park and out to Granite Park is quietly consolidating under a small handful of operators, and that shift explains almost every change on the block: which storefronts got refreshed, which brands rotated out, and which weekend rituals stuck.
Here is the version of summer 2026 that a resident should actually be tracking.
The Lin's Restaurant Group Is Now the House Band at River Park
Walk the loop between Edwards Cinemas and Whole Foods and count how many restaurants belong to one family. It's more than most people realize.
Jason Lin's group already ran Spicy J's Specialty Chinese Cuisine and J-Pot Mini Hot Pot Bar at River Park. In 2024 they took over the 190 E El Camino corner that had cycled through World Sports Cafe, The Hangar, and Brooks Burgers, opening O-iza Japanese Cuisine and returning sushi to the center for the first time since Yoshino closed in 2020. On June 1, 2026, they relaunched Spicy J's with a "new era" grand reopening, a refreshed menu, and a month-long 20% off promo for guests who follow the reopening content on Instagram, plus a 50% Lin's Elite loyalty week from June 1 through June 7.
That is four concepts on one property, from one operator, before you count Hino Oishi at Campus Pointe or the two Ramen Hayashi locations under the same umbrella.

The next opening on the horizon fits the same pattern of local operators stacking concepts. Jesse Boy, a Korean-inspired fried chicken and cauliflower spot that grew from a Los Angeles farmers market stand into a Hollywood location, is planning a fall 2026 grand opening in the storefront between Claire's and Kids Empire, across from BarrelHouse Brewing Co. The owners already run the Yogurtland a few doors down. Menu will run Korean fried chicken wings and tenders, Korean fried cauliflower from a dedicated fryer, plates and bowls and sandwiches, and aguas frescas.
Why this matters if you live nearby: when one family controls a quarter of a shopping center's food, the release schedule of new menus, reopenings, and loyalty programs starts to run on their calendar, not the center's.
Fig Garden Village Has a New Landlord for the First Time in a Decade
The other North Fresno anchor changed hands in a way most residents never heard about.
On May 9, 2025, a partnership between CenterCal Properties out of Costa Mesa and DRA Advisors out of New York closed on Fig Garden Village, the 300,000-square-foot lifestyle center at Shaw and Palm that opened in 1956. The previous owner was Brookfield, which had inherited the property when it acquired Rouse Properties in 2016. Rouse had paid $106.1 million for the center in 2015.
The tenant mix that CenterCal took over includes Whole Foods Market, Williams Sonoma, Pottery Barn, lululemon, Anthropologie, Madewell, Banana Republic, and Paper Source, plus the local anchors that carry the center's weekday traffic: The Elbow Room for lunch and weekend brunch, La Boulangerie for bakery runs, Patio Cafe for breakfast, and Hungry Bear for the after-dinner cookie.
Two things to watch through the rest of the year. CenterCal has publicly flagged plans for upgrades and tenant expansion, which usually means facade work, patio refreshes, and new signage before any new leases appear. And Fig Garden Village won The Business Journal's Best of Central Valley Business award in the Best Shopping Center category last year, which sets a bar the new ownership will want to hold.
For residents, the practical read is that the parking lot pattern and the tenant list you are used to are about to move. If The Elbow Room's patio is your default, you probably have a season or two before the surrounding facade changes around it.
The Granite Park Spine Is Where the Independent Story Is Playing Out
The most interesting food story this summer isn't inside a shopping center. It's on Cedar Avenue.
Matt Horn, the Fresno native pitmaster whose Oakland, Lafayette, and Elk Grove restaurants have collected a James Beard nomination and a Michelin Bib Gourmand, is taking the former Yosemite Falls Cafe at 4020 N Cedar Ave near Granite Park for Horn Barbecue's Fresno debut. If the menu follows the other locations, expect brisket, pork spare ribs, beef ribs, burnt ends, hot links, and the full sides run. A Fresno County Department of Health administrative hold delayed the opening, but Horn told The Fresno Bee in an email that he considers the project at the finish line.
A few miles north, chef Jimmy Pardini, of The Annex Kitchen, opened Annesso Pizzeria at 8484 N Friant Road near Trader Joe's — his second concept — and has a third, Willow Osteria, targeting an October debut in Clovis at The Avenue at Heritage Grove on Willow and Shepherd. The Pardini pattern is the mirror image of the Lin pattern: one chef, one aesthetic, three storefronts spaced across the northern Fresno-Clovis line.
And in January 2026, Dumpling U soft-opened at 7444 N Blackstone near River Park, bringing artisanal soup dumplings and modern Chinese cooking to Fresno County for the first time. It is the second location of a concept the restaurant's own social feed says landed on Yelp's 2024 Top 3 Chinese Restaurants list, following the original in Stockton. Hours run 11 a.m. to 2:30 p.m. and 4:30 p.m. to 9 p.m., closed Tuesdays.
What's Actually Leaving
The other half of the story is the franchise layer thinning out.
Three KFC locations owned by JEM Management have closed in the Fresno area since July 2025: Herndon and Spruce in northwest Fresno, First and Bullard, and Dakota and West. The Herndon and Spruce store was only three years old and had been a test of a smaller digital-forward format. The chain still lists more than 15 restaurants across Fresno and the central San Joaquin Valley, and River Park's KFC near Costco is still open, but the direction is clear.
Noodle Q on Ashlan Avenue, a decade-old pan-Asian spot that Yelp once ranked among Fresno's most photographed restaurants, is temporarily closed per a handwritten sign, with a social post noting the closure was sudden and the future is uncertain.
If you were tracking the corridor by chain signage, you were reading the wrong signal. The independents are stacking concepts. The franchises are trimming stores.
The Weekly Rhythms Worth Putting on the Calendar
River Park has been quietly rebuilding its programming into something that resembles a small downtown. If you live nearby, these are the recurring dates that actually matter more than any single restaurant opening:
- Fresno Street Eats on Friday nights at River Park — the rolling food truck lineup that anchors the plaza most weekends. Themed dates rotate through the month.
- Live music at BarrelHouse Brewing Co. — Tuesdays, Fridays, Saturdays, and Sundays on the current schedule, with karaoke landing on separate weeknights from 7 to 9 p.m.
- Sidewalk Astronomy at the Plaza at RiverPark — the Central Valley Astronomers set up telescopes for the public to view the moon, planets, and night sky.
- America Fest at River Park Shopping Center on June 30 — a free country concert with John Pemberton and the Shotgun Riders plus a drone show, the biggest one-night event the center booked this summer.
- The $5 Summer Concert Series at the Rotary Amphitheater in Woodward Park — the longest-running seasonal ritual in this part of Fresno, and still the best-priced.
None of these show up on a shopping center map. They are the layer underneath.
The Real Read on This Summer
The temptation with a post like this is to hand you a list of ten openings and call it a neighborhood update. The list matters less than the shape.
North Fresno's food and retail spine is being rebuilt around fewer operators with deeper benches. Lin's Restaurant Group is now the dominant food landlord inside River Park. CenterCal and DRA are the new institutional landlords at Fig Garden Village. Matt Horn and Jimmy Pardini are stacking chef-driven independents along the Cedar and Friant corridors. The franchise closures are the trailing edge of that same consolidation.
The practical version, for someone who already lives here: the storefronts you drive past are going to keep turning over faster than they did five years ago, but the operator names behind those doors will start to repeat. Learning three or four of those names is worth more than memorizing any single menu.
